What is MLS data and how does it work?

Multiple listing service (MLS) is a database established by cooperating real estate brokers to provide data about properties for sale; this allows brokers to see one another’s listings with the goal of connecting homebuyers to sellers. This arrangement benefits both the listing and selling brokers by consolidating information.

Typically, the MLS is stored in an electronic database and updated regularly by the affiliated brokers. Only licensed agents and brokers can access an MLS.

Most regions work together in creating a local MLS for their region. All of the nation’s listings are comprised within hundreds of multiple listing services.

Essentially, MLS data works as a tool for all, including listing brokers, selling brokers, home buyers, and home sellers.
